Terms and Conditions of Stay
These terms govern bookings made directly with Dimora Savoia: on WhatsApp, by phone, by email or through our online booking engine. For bookings made on Booking.com, Expedia or other platforms, the terms accepted on that platform also apply.
1. Who we are
The property is the Dimora Savoia bed & breakfast, Corso Amedeo di Savoia 197, 80136 Napoli, Italy, operated by [to be completed] (VAT no. [to be completed]). CIN IT063049C1LWVTV5BC · Licence code 15063049EXT3580.

2. Subject of the contract
The contract covers accommodation in one of the property's 6 rooms, with the services included in the chosen rate, for the dates and number of guests stated in the booking confirmation.
3. How to book
- On WhatsApp, by phone or by email: tell us your dates, number of guests and preferred room, and we will send you an offer with price and conditions. The booking is confirmed only when we confirm it in writing, on WhatsApp or by email, after any payment required by the offer.
- Online, through the Beds24 booking engine: choose your room and rate, enter your details and, if required, your payment details. The booking is confirmed automatically by an email sent to the address you provided.
Please check your confirmation and let us know straight away about any errors. The person making the booking must be of age and guarantees that the details provided, for themselves and for the other guests, are correct.
4. Prices
Prices are in euros and include VAT, where applicable. They do not include the City of Naples tourist tax, which is paid at the property according to the rates and any exemptions set out in the municipal regulations in force. The price that applies is the one stated in the booking confirmation.
5. Payment and deposit
Payment methods, any deposit or advance payment and when the balance is due depend on the rate you choose and are shown to you before confirmation: in the rate description on the Beds24 booking engine, or in the offer we send you in writing on WhatsApp or by email. Online payments, when available, are processed securely by Stripe. Where no specific conditions apply, the rules laid down by law, in particular the Italian Civil Code, apply.
6. Cancellations and changes
Cancellation conditions (whether and until when you can cancel free of charge, and any amounts retained) depend on the rate you choose and are shown before confirmation, on the Beds24 booking engine or in the written offer. Where no specific conditions apply, the rules laid down by law apply.
To cancel or change a booking, message us on WhatsApp or write to info@dimorasavoianapoli.it, stating your name and dates of stay: the date on which we receive your message is the one that counts. Changes (dates, number of guests, room) are subject to availability and may change the price.
7. No-show and early departure
If you do not arrive without letting us know (no-show), or leave the room before the scheduled date, the conditions of the chosen rate apply; where no specific conditions apply, the rules laid down by law apply. If you expect to arrive late, please let us know so that we can arrange to welcome you.
8. Arrival and departure
- Check-in: from 15:00.
- Check-out: by 10:30.
Different times are possible by arrangement, depending on availability. Please let us know your expected arrival time in good time, so that we can welcome you.
9. Identity documents
On arrival, all guests must show a valid identity document. We are required by law to report their details to the local police headquarters (Questura) under Article 109 of the Consolidated Law on Public Security (TULPS): without a document we cannot allow your stay.
10. House rules
To make the stay pleasant for everyone, we ask you to:
- respect the peace and quiet of other guests and neighbours, especially in the evening and at night;
- not smoke in the rooms or in enclosed common areas;
- use the kitchenette with care, never leaving the hob or appliances on unattended, and leave it tidy;
- allow only registered guests to stay in the room;
- take care of the room, its furnishings and equipment.
Guests are liable for any damage they cause to the room, furnishings and equipment, and must report it to us straight away. In the event of serious breaches of these rules, we may ask guests to leave the property.
11. Children
Minors may stay only if accompanied by a parent or by an adult responsible for them, who looks after them during the stay. Please always state the number and ages of children when booking: they also count towards the room's capacity.
12. Belongings left in the room
The property's liability for items brought in by guests is governed by Articles 1783 et seq. of the Italian Civil Code. We recommend that you do not leave money, jewellery or valuables unattended. If you leave something behind, contact us: we will do our best to return it, with shipping costs at your expense.
13. Force majeure
Neither the property nor the guests are liable for failure to perform due to force majeure or other causes beyond their control (for example natural disasters, orders of the authorities, widespread service outages). In such cases, the provisions of the Italian Civil Code on supervening impossibility of performance apply (Articles 1256 and 1463 et seq.); in any event, we will work with you to find a solution, such as changing your dates.
14. Right of withdrawal
Under Article 59(1)(n) of the Italian Consumer Code (Legislative Decree 206/2005), the right of withdrawal provided for distance contracts does not apply to accommodation services for which a specific date or period of performance is set. You may still cancel your booking under the conditions set out in section 6.
15. Personal data
We process your data as described in our Privacy Policy.
16. Governing law, complaints and jurisdiction
This contract is governed by Italian law. If you have any problem, please write to us first at info@dimorasavoianapoli.it: we will do our best to find an amicable solution.
Disputes with consumers fall under the jurisdiction of the court of the place where the consumer resides or is domiciled, in accordance with the applicable rules (Article 66-bis of the Italian Consumer Code). For customers who are not consumers, the Court of Naples has jurisdiction.
